Campbell County’s 2027 reassessment: notices planned for late October
The county’s October packet sets out a mailing plan and a 2027 equalization window. Here is what property owners can check before a notice arrives.
Notices planned for the week of October 26, 2026; mailing has not yet been verified
What the county has announced
An August 27 memorandum included in the October 6 board packet says Campbell County plans to mail reassessment notices during the week of October 26, 2026. It describes an office hearing with the assessor and, for owners still contesting a value, a Board of Equalization hearing. The board is expected to meet as needed January 18–March 5, 2027.
Those dates describe the county’s published plan. As of this report’s October 18 review, the mailing week is still ahead. The memorandum does not supply a homeowner appeal-filing deadline; follow the instructions on the actual notice and confirm the current process with the office before relying on a date.
Why the reassessment is happening
The county’s July 11, 2025 fieldwork announcement identifies this as the 2027 general reassessment, following the 2023 cycle. It named Wampler-Eanes Appraisal Group as the contractor, with field visits beginning July 21, 2025, and Altavista scheduled first. The notice said agents would carry identification, use marked vehicles and would not need interior inspections.
That announcement establishes the planned fieldwork process, rather than certifying a visit or valuation for a particular property. If a caller claims to represent the reassessment, verify the contact through the county before sharing information.
Start with the property record
The Real Estate Office maintains ownership and assessment records, including tax cards showing land and building calculations. Its page also links the parcel viewer and identifies realestate@campbellcountyva.gov for mailing-address updates.
When reviewing your notice, make a short list of factual questions: Is this the correct parcel? Are the building size and features accurate? Does the record reflect the property’s condition? Which sales or valuation assumptions support the figure? Keep the notice, the relevant record and any supporting photographs together so the office can address a specific issue.
Ask the assessor which documents it accepts and how to arrange a review. This preparation list is a practical way to organize a question; it is not a county-prescribed appeal form or a promise that the assessment will change.
An assessed value is only part of the tax calculation
The county’s assessment FAQ explains that supervisors set the real-estate tax rate annually and apply it per $100 of assessed value. An assessment notice therefore does not, by itself, establish the final tax bill.
For a purely illustrative calculation, a $250,000 assessment at an assumed $0.50 per $100 would produce $1,250 before any applicable relief or other adjustments. That is an arithmetic example, not a Campbell County rate or a forecast for 2027. Keep the valuation question, adopted rate and any relief eligibility separate when reviewing a bill.
What to verify next
Look for the actual notice, the current hearing instructions and any written response to your valuation question. Use the official agenda archive for later board records; the October agenda is a record of scheduled business, not proof of every subsequent action.
