Hampshire development tracker: Light Property, Oakstead and Prairie Ridge
Hampshire’s development records describe different stages: Light Property’s annexation and zoning framework, and phased subdivision work at Oakstead and Prairie Ridge. This tracker ties each status to a dated public record and identifies the next document to check.
Verified through October 4, 2026. Status dates below belong to the cited records, not to a field inspection. This is a focused index of three major developments, not a complete inventory of every Hampshire permit.
What is happening at these Hampshire developments?
| Project | Public-record status | Record date | Next item to verify |
|---|---|---|---|
| Light Property | Village summary reports annexation, O-M Office & Restricted Manufacturing zoning and an annexation agreement; future subdivision and end-user site plans require additional board action | Official project summary is undated; checked October 4, 2026 | Latest subdivision or end-user approval and any issued permit |
| Oakstead | Engineering/plats for A–G approved; A improvements installed; KRS and HIJ engineering plans under review | August 27, 2026 engineering report | Review outcome, permits and public acceptance by phase |
| Prairie Ridge | Home construction continuing; T/Z/AA/J punch lists ongoing; U/V/Y underground work forecast for fall; W/X engineering/plats approved | August 27, 2026 engineering report | Actual U/V/Y start, punch-list completion and phase acceptance |

Which approvals came first?
| Project | Earlier documented action | Where to read the supporting material |
|---|---|---|
| Oakstead | March 18, 2021: amended annexation agreement, annexation of additional school-site property and new preliminary subdivision plan | Village Oakstead page |
| Prairie Ridge North | March 16, 2023: revised preliminary development plans and annexation-agreement amendment approved | Prairie Ridge North record collection |
| Light Property | Village summary records annexation and zoning approval; it also preserves earlier submissions and hearing material | Light Property documents |
The Light Property index includes a withdrawn earlier submission. Do not quote its details as the controlling project. Likewise, the existence of a proposed agreement in a document collection does not establish that this particular draft was executed.
How should residents read a development status?
Follow the question to the record that answers it:
| Resident question | Record to look for | What it cannot establish by itself |
|---|---|---|
| Is this land in the village and what uses are allowed? | Annexation ordinance, zoning action and governing agreement | Whether a particular building has a permit |
| What layout was accepted? | Approved preliminary/final plat and conditions | Whether infrastructure was constructed |
| Has work been authorized or inspected? | Permit, engineering review and inspection records for the phase | Whether all project phases are finished |
| Has the village accepted public improvements? | Acceptance action and remaining punch list | Occupancy of every private home |
| What traffic or drainage was evaluated? | Dated study tied to the relevant plan revision | Measured performance after construction |
This sequence is a reading aid, not a finding that every document has been located for each project.
Where are traffic, drainage and agreement documents?
The Oakstead collection includes stormwater, traffic and financial-impact material. Prairie Ridge North groups preliminary plat, engineering, traffic, stormwater and agreement documents. The village’s maps, fees and agreements page and meeting archive provide additional entry points.
Check the document date, plan revision and phase before comparing two records. A study attached to an earlier layout may not describe a later revision. This guide does not independently validate a developer’s projections.
What remains unknown?
Current occupied-home totals, a complete permit ledger and dependable completion dates were not located for this tracker. The latest Light Property end-user/site-plan decision was not located. “Improvements installed” does not, by itself, prove final municipal acceptance.
School assignments and tax obligations also require separate records. Use our Hampshire–Jacobs boundary guide and parcel/tax-district guide. No new school, tax increase or infrastructure burden is assumed from an application alone.
Frequently Asked Questions
Is Light Property fully approved for construction?
The village describes approved annexation and zoning but says subdivision and end-user site plans require future board approvals. This tracker has not located the latest building authorization.
Is all of Oakstead complete?
No project-wide completion finding is supported here. The engineering report describes distinct stages by phase, including plans still under review.
Has Prairie Ridge’s forecast fall work started?
The reviewed report forecasts work. An actual start confirmation was not located by this review.
Where can I see Hampshire development plans?
Start with the village’s major-development index and the project-specific document collections linked above, then match later meeting actions to the exact phase.

For a household project, use the building-permit and fee checklist; a development approval and an individual permit serve different purposes.
The water-project tracker separates construction awards from actual payment evidence.
