Pingree Grove property taxes, SSA charges and 2026 assessment deadlines
Pingree Grove, Kane County, Illinois
At a glance
Pingree Grove property taxes vary by parcel, township, assessment and taxing districts; an SSA charge is a separate line to check. Kane County’s 2026 assessment-complaint schedule lists September 18 for Rutland and October 21 for Plato. As of October 5, Rutland’s listed deadline has passed. Confirm your parcel’s township before using either date.

Checked October 3, 2026. There is no single property-tax percentage that describes every Pingree Grove home. Start with the parcel identification number, or PIN, and the tax year in Kane County's property inquiry. The bill's district-by-district breakdown is more useful than a villagewide estimate from a property listing.
Identify the parcel before comparing bills
A Pingree Grove mailing address does not establish every service or taxing district. The village's precinct information identifies Rutland precincts and a Plato precinct covering part of the southern Heritage area. Confirm the township on the county parcel record; do not select Hampshire Township merely because a nearby school or service provider uses Hampshire in its name.
A useful comparison worksheet has these columns:
| Field | Why it matters |
|---|---|
| PIN and tax year | Keeps the comparison tied to the same property and period |
| Township | Identifies the assessing office and assessment-complaint schedule |
| Assessed value and exemptions | Helps explain the taxable base |
| Each taxing district and charge | Shows which public body receives that portion |
| Each SSA line | Separates special-area charges from other taxes |
| Payment year | Avoids confusing a prior tax year with the year the bill is paid |
Use the county's township assessor directory when the township or assessment entry needs clarification.
What an SSA line means
A special service area is not interchangeable with the village's general property-tax levy. Pingree Grove's December 2, 2024 board packet discusses separate villagewide, maintenance-area and bond-area levies. The village also maintains a historical tax-bill explanation.
Those records explain why multiple lines can appear. They do not prove the current balance, payoff date or charge on your parcel. An ordinance establishing an area, a refinancing discussion and a current annual levy are different records. For example, the SSA 34 ordinance establishes an area; its existence alone does not establish a current tax charge.
For a specific SSA question, collect the current bill, the area number, the applicable levy ordinance and any bond or abatement document supporting a claimed change. Ask for a reconciliation of those records rather than relying on an old “SSA eliminated” headline.
The 2026 assessment deadlines differ
The county's 2026 filing schedule lists:
| Township | 2026 assessment-complaint deadline | Position on October 3, 2026 |
|---|---|---|
| Rutland | September 18, 2026 | Passed |
| Plato | October 21, 2026 | Upcoming |
These dates are for assessment complaints, not property-tax installment payments. Recheck the official schedule and your notice before acting. This page does not establish an individual property's eligibility for any remedy after a deadline.
Do not mistake evidence upload for filing an appeal
Kane County's electronic evidence instructions explicitly say the portal cannot initiate an assessment complaint. Initial complaints must be filed on paper by mail, courier or in person at the Board of Review. The electronic portal is for evidence associated with a complaint already filed and has its own limited submission window.
Use the Board of Review for current forms and procedures. Preserve the submission and delivery record. Uploading a document to the wrong portal is not a substitute for following the initial filing instructions.
Assessment, levy and payment are different tasks
Illinois describes assessment appeals as challenges to assessed value, not a method of changing a taxing body's rate. See the Illinois Department of Revenue's appeal guidance.
To understand an increase, first compare the assessed value and exemptions, then the individual district charges. If the question concerns spending or the amount a public body requested, follow that body's budget and levy records. The village finance page explains its fiscal cycle, and the transparency portal links finance records.
A municipal share quoted on a general webpage should not be treated as the share of every resident's bill. Nor is a rate inferred from recent home sales a substitute for your parcel's tax record.
Frequently Asked Questions
Does every Pingree Grove property have the same school or SSA taxes?
Do not assume that. Compare the taxing districts and SSA entries attached to the particular PIN and year.
Can I start a Kane County assessment complaint through the evidence portal?
No. The county distinguishes paper filing of the initial complaint from later electronic evidence submission.
