Records checked October 3, 2026. Cambridge Lakes is a residential community in Pingree Grove, Illinois, with association rules, public services and property costs that depend on the home and neighborhood. The Cambridge Lakes Community Association describes its community as more than 2,500 single-family, duplex, townhome and condominium homes. That association description is not a population count or a boundary definition for every development using the Cambridge Lakes name. Association overview.

This guide connects residents and prospective buyers with HOA contacts, assessment records, official crime figures, community-center policies and development decisions. A current Cambridge Lakes-only crime rate and a single HOA fee covering every home were not verified in the records reviewed. The sections below explain what is available and how to check the remaining address-specific questions.

Who manages Cambridge Lakes?

Start with the exact address, the legal association name and the neighborhood number on the ownership documents. Cambridge Lakes Community Association, a townhome or condominium association, the village and a school district handle different responsibilities.

QuestionStarting point
Master association account, community-center access or association formsCambridge Lakes Community Association management
Townhome or condominium maintenance and neighborhood assessmentsThe manager for the property's particular association

School enrollment and attendance boundariesThe school or district registrar

The master association lists its community center at 1125 Wester Boulevard, with management reachable at 847-464-1515 and front.desk@mycambridgelakes.com. Use the association contact page to confirm current contacts.

The village's Cambridge Lakes streets and HOA directory, revised April 28, 2026, matches streets with neighborhood numbers and identifies several management companies. Some entries depend on the street number or housing type.

Cambridge Lakes North also appears in separate development and association records. For example, September 2026 village minutes refer specifically to the CLN II homeowners' association. Do not assume the master-association contact or rule for one property applies to every North address. September 8 approved minutes, item 7(a).

HOA fees, property taxes and utility bills

A useful household cost comparison keeps recurring association assessments, property taxes, utilities and one-time project charges in separate columns.

Avoid counting the master assessment twice

The April 2026 village directory identifies Condo 19A, townhome neighborhoods 19B, 20 and 33, and Parkside as cost-sharing neighborhoods. It says their community-association assessment is included in the townhome, condo or Parkside assessment rather than billed through a separate monthly community-association statement. Confirm the current arrangement for the property before adding two quoted fees. Village HOA directory.

No current, universally applicable master-assessment amount or complete association budget was verified for this guide. The association's board page directs residents to approved financial statements, approved minutes and meeting recordings. Its linked Foster Premier portal presented a resident sign-in page during this review. That access limit does not establish whether the association's finances are sound or unsound.

For a purchase or annual cost review, obtain the applicable budgets, assessment schedules, reserve information, insurance summary and any approved special-assessment notice. Ask which entity maintains roofs, landscaping, snow removal, ponds and shared structures for that particular home; the community name alone does not answer those questions.

An SSA is a separate public record

Check the property's PIN in Kane County's tax inquiry. Keep the tax year and payment year clear, and examine each district and special service area, or SSA, line.

One local example is Ordinance 2022-O-25, adopted November 21, 2022, establishing SSA 34 for specified phases of Cambridge Lakes North Development No. 2. It describes maintenance-related services and a defined area. It does not, by itself, establish a current charge for every Cambridge Lakes home. Match the parcel, area boundary and applicable levy or abatement records. SSA 34 ordinance.

Cambridge Lakes crime and public safety: what the data shows

The figures below cover Pingree Grove villagewide. They are not Cambridge Lakes neighborhood counts or a neighborhood crime rate. The village's annual-report directory listed 2025 as its latest report when checked.

Selected villagewide measure20242025
Total in the report's crime-category table93103
Battery reports1024
Assault reports56
Residential burglaries00
Vehicle burglaries07
Motor-vehicle thefts02
Deceptive-practice reports1316

These selected categories do not sum to the table's total. Separately, police recorded 4,830 calls for service in 2024 and 5,150 in 2025. Calls, reported offenses and arrests measure different things. 2025 Police Annual Report, pages 8–9; annual-report directory.

A zero in one category is not proof that every kind of harm was absent. These totals cannot establish a Cambridge Lakes trend, compare its individual neighborhoods or support a “safest neighborhood” ranking.

For a neighborhood analysis, the missing inputs are a defined geographic boundary, a consistent reporting period and de-identified incident counts classified on the same basis. A request should distinguish offenses from dispatch calls and identify how incidents crossing boundaries are handled. Publishing victim names or exact residential incident locations is unnecessary for that comparison.

For emergencies, call 911. The village lists 630-232-8400 for non-emergency police assistance and 847-464-4600 for police administration. Official police contact information.

The separate Pingree Grove police-camera guide covers village ALPR approvals, pricing and published policies. A village camera program does not establish camera coverage, incident counts or outcomes for every Cambridge Lakes street.

For ambulance billing, fire-district taxes, facility lift-assist fees and equipment funding, see the Pingree Grove fire and ambulance cost guide.

Public funding and current development decisions

Private association budgets and village spending records answer different questions. A village allocation should not be presented as money spent solely on Cambridge Lakes.

RecordDocumented amount or changeWhat it establishes
Original FY2026–27 village budget$2,940,589 police operating allocationA villagewide adopted budget allocation, not actual spending or a neighborhood allocation
September 8, 2026 Cambridge Lakes North No. 2 amendment approvalDevelopment total described as increasing from 981 to 998 homesThe approved amendment and the staff explanation recorded in the minutes
Same amendment discussion$110,000 developer contribution for recreational amenities, including fence improvementsA recorded commitment associated with the approval; receipt and final spending were not verified here

Sources: adopted FY2026–27 budget, General Fund summary and police schedule; September 8 approved minutes, items 7(a)–(b).

The September minutes also record approval of the Unit 38 final resubdivision. Future uses of the amenity contribution were described as subject to village planning and coordination with the CLN II association. The next financial evidence would be the executed agreement, receipt, designated account, project approvals and payment records.

Use the development and zoning tracker for the decision sequence and the village budget tracker for the distinction between authorizations, contracts and payments.

Community-center, pool and park policies

The association's posted FAQ describes these access rules:

  • Residents hosting guests must be at least 18; the usual daily limit is four guests, with prior management approval for more.
  • Children 10 and younger need a parent or guardian present.
  • Ages 11–15 may use specified activity rooms with a signed underage waiver; weights and workout facilities still require a parent or guardian.
  • Unaccompanied workout-facility and pool use starts at age 16.
  • A babysitter or other approved guardian needs the required form on file; the stated authorization period is six months, renewable.

Check the current association FAQ and forms page before a visit. These rules do not establish today's opening hours, seasonal availability or eligibility for every nearby household.

Park maintenance also varies. The village directory assigns the pocket parks behind the community center and by the charter school, the skate park off Wester Boulevard, and Heritage Park to the village. It separately identifies seven HOA-maintained pocket parks. Report a maintenance issue to the entity responsible for that location. April 2026 directory.

For pond ownership, the village's 2026 assessment, drainage rules and maintenance spending, use the Pingree Grove pond and drainage guide.

Exterior changes: HOA approval and village permits

The architectural application linked from the association's forms page is marked updated October 26, 2021. It calls for association approval before exterior home or lot work and before applying for a required village permit. Interior work without an exterior change does not require association architectural approval under that form, but village permit requirements still need checking.

The application asks for a marked plat, project details, drawings or product information and other supporting documents; duplex work may require written neighbor approval. It allows up to 30 days to review a complete submission.

Because the posted form is older, confirm the current governing documents and any amendments with the correct association before buying materials or scheduling work. Written HOA approval and a village permit serve separate purposes. Association application and related forms.

The Pingree Grove permit and fee guide covers common home projects and links the village's requirements. A contractor's estimate or a neighboring property's completed project does not establish approval for your lot.

Schools: confirm enrollment separately

Cambridge Lakes Charter School describes tuition-free public education for District 300 families, with K–8 in-person instruction and a K–12 hybrid option through Cambridge Lakes Academy. The school is a separate institution from the residential association. Official school website.

Its enrollment materials describe capacity limits, a lottery when needed and a waiting list. Owning a Cambridge Lakes home should not be treated as a guaranteed charter-school seat. Check the school's enrollment and lottery information for the applicable year.

For district school assignment, use the address, grade and effective school year in District 300's boundary resources. The broader Pingree Grove school guide explains why a village mailing address alone does not establish school placement.

Renting a Cambridge Lakes home

For the village's end-of-2026 registration deadline, inspection schedule, fees and tenant-entry provisions, use the Pingree Grove rental registration and inspection guide. Check the property's association documents separately for private rental rules.

For village waste services, see the Pingree Grove garbage, recycling and composting guide, including current rates, seasonal and year-round food-scrap options, and special-item disposal.

Frequently Asked Questions

How much are Cambridge Lakes HOA fees?

There is no verified single fee in this guide. Obtain the current assessment notice for the property's association and confirm whether a neighborhood assessment already includes the master association charge.

Is there a Cambridge Lakes crime rate?

This review did not verify a neighborhood-specific rate. The official figures cited above are for Pingree Grove as a whole; they should not be relabeled as Cambridge Lakes statistics.

Are HOA dues and SSA taxes the same charge?

No. Compare the association's assessment notice with the parcel's public tax bill and the applicable SSA records. Each has its own purpose, authority and payment documentation.

Does Cambridge Lakes North use the same HOA rules?

Check the association named in the property's documents. Village records refer to a CLN II association; a shared Cambridge Lakes name is not enough to establish identical rules or dues.

Do I need HOA approval and a building permit?

The association's posted application calls for approval before exterior work and before applying for a required village permit. Confirm the current rule and the permit requirement for the specific project.

Does living in Cambridge Lakes guarantee charter-school admission?

No guarantee was established. Follow the school's registration, capacity, lottery and waiting-list procedures for the relevant school year.

Source scope and updates

This guide combines public village records with the association's own published information. It does not reproduce private homeowner accounts or personal incident records. Current HOA budgets and dues, neighborhood-specific crime counts, and receipt or expenditure of the $110,000 amenity contribution remain unverified.

Review this page when a new police annual report, association assessment schedule, amended rule or development agreement becomes available. Corrections should identify the document, date and affected passage. Return to the Pingree Grove community and public-records hub for related coverage.
