Pingree Grove building permits and fees for fences, decks and home projects

Pingree Grove, Kane County, Illinois

At a glance

Pingree Grove directs residential permit applications to SAFEbuilt’s Community Core and commercial applications to Lakeside Consultants. Fence, deck and other home-project fees depend on the applicable village schedule and scope of work. Use the official application links and later amendments together; a listed fee alone does not establish that your design is permitted or approved.

Key Takeaways

  • •Residential applications go through SAFEbuilt; commercial applications go through Lakeside Consultants.
  • •The published miscellaneous schedule lists a $135 fence fee and $185 deck fee, each including two inspections.
  • •August and September 2026 amendments affect other fee provisions; obtain a project-specific quote.

Records checked October 3, 2026. Use this guide to find the right application and fee source for a Pingree Grove project. A listed fee is not a determination that a particular design is allowed or that every version of a project requires the same permit.

Where to apply

The village separates residential and commercial work:

The Building Department page links both portals, contractor registration, a survey guide and commercial instructions. It says residential contractors must register before working in the village, and residents or registered contractors may apply online. It also directs applicants to obtain HOA approval where necessary.

Start from that official page when opening an application: it identifies the correct service provider and avoids confusing a commercial login with the residential process.

Pingree Grove fence, deck and home-project permit fees

These are the miscellaneous categories shown in section 10-4-4, checked against Ordinance 2025-O-26, adopted November 17, 2025. They are not an all-in construction quote.

Fee categoryListed permit feeInspections expressly included
Fence$1352
Deck$1852
Patio$1352
Shed$115None specified in this row
Inground swimming pool$710Up to 8
Residential roof replacement or additional layer$1102

Section 10-4-4 includes permit and plan-review charges in the miscellaneous fee. Only the inspections specifically identified are included; other inspections and outside consultant costs can add charges. “None specified” does not mean that a shed needs no inspection.

Do not use the inground-pool figure for every pool. The schedule has separate aboveground-pool and spa categories. Describe the actual project before requesting a fee calculation.

Why the 2025 schedule is not the whole fee story

The department still links the November 2025 ordinance, but later board records matter:

  • The August 17, 2026 minutes, item 7(d), record approval of amendments addressing water-main tapping, water/sewer connections and building-fee provisions. Commercial review costs were part of that discussion.
  • The September 8, 2026 minutes, items 7(c) and 7(d), record approval of a fire-district agreement and an amendment to sections 10-4-5 and 10-4-6 concerning fire alarm and suppression review costs.

Those actions should be checked for commercial, new-building and fire-system work. They are not evidence that the six miscellaneous fees above changed. This guide does not calculate a universal commercial fee, connection charge or new-home impact-fee total from the older ordinance.

For an itemized estimate, identify the proposed work, ask which ordinance and fee categories apply, and distinguish municipal charges from separate district reviews and private contractor costs.

Prepare a useful application

A practical checklist before applying:

  1. Identify the site. Keep the street address, parcel information and a current survey together. Confirm village jurisdiction if the mailing address or development name is unclear.
  2. Describe the work. State whether the project is a new installation, replacement or expansion. Include dimensions, location and relevant utilities.
  3. Use the current instructions. Follow the survey guide and project attachments linked by the department. A fee table alone does not establish setbacks, height limits or required drawings.
  4. Separate approvals. Keep HOA correspondence with your records, and obtain the municipal response applicable to the project.
  5. Request an itemized fee explanation. Identify included inspections, possible reinspections and any separate review.
  6. Keep the permit history. Save the approved plans, permit number, conditions and inspection results so later work can be checked against the approved scope.

These are preparation steps, not a substitute for the department's project-specific requirements.

Inspections and older permits

Ask the assigned reviewer which inspections must occur before work is covered and how to document final approval. The department lists residential and commercial scheduling contacts separately; confirm availability directly when scheduling.

The 2025 ordinance says permits opened before its effective date remain under the previous schedule. That does not settle how a later scope change, renewal or separate permit will be billed. Give the reviewer the existing permit number when asking.

For subdivision approvals affecting a property, use the development and zoning tracker. For records requests, see the Pingree Grove public-records guide.

Rental housing registration and inspections

Rental registration and the recurring rental inspection program have a separate schedule from a home-project permit. See the Pingree Grove rental registration and inspection guide for the end-of-2026 deadline, fees, tenant-entry procedures and official forms.

Frequently Asked Questions

Where do I start a Pingree Grove residential permit application?

Use the Residential Permits link on the village's Building Department page. It leads to SAFEbuilt Community Core. The commercial route uses a different provider.

Is the fee table my final project cost?

No. It lists selected municipal miscellaneous fees and expressly included inspections. Other applicable reviews, inspections, utility connections and private costs require a project-specific calculation.

Does HOA approval complete the village permit process?

Keep HOA and municipal approvals separate. The department directs applicants to check HOA requirements where applicable and then use the appropriate permit process.

Can this page tell me the permitted fence height or deck setback?

No. Those answers depend on the applicable zoning, site and approved plans. Ask the village reviewer to identify the controlling provisions for the property.

Review history and next checks

October 3, 2026: compared the department's application instructions, miscellaneous fee table and November 2025 ordinance with the August and September 2026 board actions. Future reviews should check new fee ordinances, provider changes and updated application instructions.
